In 1991 EMG together with the City of Ludwigsfelde (5%) and Westdeutsche ImmobilienBank (47.5%) purchased around 1,300,000 m2 of land in Ludwigsfelde (south of Berlin). Based on the official city plan, EMG developed the commercial and industrial zoning and provided the servicing including the highway access. Thanks to EMG’s acquisition efforts, various companies opened their businesses on this land creating approximately 1,600 jobs in the area to date.

In October 2004, DaimlerChrysler AG entered into a lease agreement with EMG for a new sales branch in Neu-Ulm. For important operative reasons, DaimlerChrysler AG requested that the new building (comprising of approximately 15,000 m2 of usable space) be completed by the end of 2005. With a construction time of just ten months, EMG fulfilled this ambitious assignment on time and in full recognition of quality standards. The official opening took place on March 17, 2006.

In April 2004 “OTLG”, a Volkswagen subsidiary responsible for the corporate spare parts division, evaluated the EMG PreußenPark in Ludwigsfelde with the objective of establishing a central warehouse for the whole of eastern Germany. As part of a joint venture, EMG was in charge of obtaining the development and building permits and preparing the land for construction. The opening ceremony for this project took place on June 22, 2006.

Already in 1988 Federal Express charged the EMG Group with building a distribution center an became it’s anchor tenant. In 2001 the leasable area was nearly doubled, an own taxiway and ramps to accommodate five aircrafts were build. Further expansion is being planned.

After just 265 days of construction, the Adolf-Kolping-Berufsschule (Technical Institute) in Munich opened its doors in 2006. The school houses workshops for various trades and class rooms for 1,900 students training in a broad range of professional trades varying from construction trades such as plumbers, carpenters and electricians to hospitality trades such as hoteliers, florists, nursing and hairdressing. The Adolf-Kolping-Berufsschule is Bavaria’s largest vocational school.


EMG’s know-how is based on its vast experience as a developer. More importantly, the EMG Group benefits from the efforts of a highly qualified and motivated team. The foundation for successful projects in the international field is laid by legal experts, economists, engineers, architects, real estate experts, bankers and translators/interpreters. As required by specific projects, EMG collaborates with renowned local and international architects and enlists solicitors, appraisers and leasing agents as well as general contractors. To maximise efficiency, EMG establishes joint ventures with banks, institutional investors and/or general contractors.

Projects that have a major impact on the urban landscape are implemented in close cooperation with public bodies. In two particular projects, the regional public corporations were involved in the project companies (e.g. the city of Ludwigsfelde with a 5% share in the EMG Projekt Gewerbepark Ludwigsfelde/Löwenbruch GmbH, and the Akershus fylkeskommune near Oslo with 5% in the EMG/Akershus Projektgesellschaft “Entwicklung Ortszentrum Jeserig” GmbH).
